The Amenities

The Saluda River Club spares no expense in providing the best amenities to its residents. Meticulously landscaped common areas welcome residents and visitors. Paved walking trails meander throughout the 85-acre property, leading to beautiful ponds, playgrounds, mini-parks, nature trails, and greenspaces. The Neighborhoods

Saluda River Club has 3 districts made up of different individual neighborhoods, each with its own specialty: the Village District, the River District, and the Woodlands District. The median home price is about half a million dollars. But prices range from around $200,000 to well over $1 million.

The Village District has a dedicated patio home neighborhood. It's a perfect retirement spot for people who want to enjoy all the amenities of the neighborhood without having to worry about a large lawn and who appreciate the same luxuries as a larger home may have.

The Cottages neighborhood in the Village District boasts whimsical cottages that line the road with a small-town feel. The garages are all in the back of the homes and sidewalks and beautiful landscaping line the front yards.

One area near the first clubhouse could almost be mistaken for Charleston’s Rainbow Row. The parade of cheerful no-maintenance townhomes overlooks the clubhouse and courtyard. This is a great entry-level home for first-time buyers and young professionals who want to enjoy the luxuries of Saluda River Club without worrying about lawn maintenance.

The Vineyard area of the River District boasts California Napa Valley inspired homes with rustic and Italian influences and farmhouse style homes. Many of these homes have retractable glass walls, outdoor living spaces, and the option to have a casita (a little house) attached to the main residence.

The Hillside neighborhood is a naturally terraced landscape with 2-3 bedroom villas with drive under garages perfectly situated around a charming courtyard.

Closer to the river, the homes get larger and even more luxurious in the River District with many three-car garages, larger yards, and homes worth over 1 million dollars each.

The Woodlands District emphasizes timeless architectural detailing, a seamless harmony between indoor spaces and outdoor living, and privacy while maintaining environmental sensitivity.

The newest neighborhood, The Bluffs, perch on a 45-foot bluff overlooking the scenic Saluda River. This area boasts farmhouse and Southern California style luxury homes with countless customization options including your own private infinity pool carved into the bluff.

Realtor and resident, Sarah Bennett, shares why Saluda River Club is so successful

Sarah Bennett is the Number 1 REALTOR® at Better Homes and Gardens Real Estate Medley. She was also voted Best Real Estate Agent in Columbia in 2020 by Free Times readers. Here are her thoughts on the popularity and magic of Saluda River Club:

As a real estate agent and resident of Saluda River Club, there’s no doubt that the homes and amenities in the neighborhood are spectacular and unlike anything else you will find in the Midlands. But as I explain to my buyer clients, my favorite thing about SRC is the true sense of community—you are not just buying a house, you are buying into the community lifestyle. A fire pit by the river is nice and cozy, but to stay up late making s’mores with neighbors puts a permanent smile on your face. An infinity pool is beautiful, but soaking up the sun all day with your best friends makes memories that will last a lifetime. The people are the true amenity of this neighborhood and I’m so fortunate to get to both live and sell in Saluda River Club.”
